Highland Park Village has three of the biggest names in fashion on its announced list for this fall. Only one of them, Bvlgari, has a projected opening date, and it's the one with no tie to any other move. Louis Vuitton is waiting on Hermès to leave its space. Hermès is waiting on storefronts that Ralph Lauren and Carolina Herrera gave up after their moves were announced in April 2025. This month's announcements are the middle of a sequence that began at Mockingbird and Preston in April 2025 and runs at least into 2027.
The Order of Moves Started on Knox Street
In April 2025, The Dallas Morning News reported that Ralph Lauren would leave Highland Park Village for 4525 Cole Avenue, Suite 190, the former Sur La Table space in the Knox Street area. The same report said Carolina Herrera would relocate to a new corner location at 70 Highland Park Village. The Village had timed that store, a new retail concept for the brand, for summer 2025.
Those two moves made room for everything announced since. Here's the order:
- Ralph Lauren was announced to move to Knox Street, near its existing Ralph Lauren Home store on Cole.
- Carolina Herrera was announced to move within the Village to the corner location at 70 Highland Park Village.
- Hermès takes over both of their former spaces and combines them into a two-story boutique of about 13,000 square feet.
- Louis Vuitton moves into the current Hermès space at 21 Highland Park Village once Hermès relocates in early 2027.
Each step needs the one before it. Louis Vuitton's arrival depends on the Hermès build-out, and the Hermès build-out depended on two other brands clearing out first.
Stephen Summers leads leasing at Highland Park Village. When the Ralph Lauren move was announced, he cast it as a gain for the neighborhood next door:
"We are thrilled that Ralph Lauren will be joining the Knox Street neighborhood, just doors down from its highly successful Ralph Lauren Home store on Cole."
He said that to The Dallas Morning News in April 2025. In the end, both Knox Street and the Village gained. A brand that wanted a bigger standalone store found one a short drive south, and the space it left became half of what will be one of the largest boutiques at Highland Park Village.
Why Hermès Sets the Timing
According to the 2025 report, the new Hermès boutique will carry more fine leather goods, men's and women's ready-to-wear, beauty, luxury goods and home accessories than the current store. Back then the opening was slated for 2027. People Newspapers narrowed that to early 2027 in its October 2, 2026, report.
A move announced more than a year and a half ago still has months to go. That gap is where the construction time sits. Turning two separate storefronts into one two-story store is a structural project, not a fit-out. Louis Vuitton can't start its own build-out at 21 Highland Park Village until Hermès hands over that space. For a Park Cities resident, this means Louis Vuitton's arrival can't come before the Hermès move in early 2027. Neither the Village nor local reporting has given an opening date for Louis Vuitton.
In an emailed statement to The Dallas Morning News on October 1, Summers Group CEO Stephen Summers tied the new arrivals to "the incredible strength of the Dallas market" and a commitment to "the best-in-class retailers." The order of the moves shows how much patience that strategy takes. The Village held out for one tenant to take two storefronts, then lined up another house to take the space it leaves behind.
Gucci and Bvlgari Aren't Part of the Sequence
The two other announced arrivals don't depend on anyone else moving, which is why their timelines look so different.
Gucci is planned for 100 Highland Park Village, Suite 105. A Village spokesperson gave People Newspapers no timeline. WhatNow Dallas described the suite as the former Gabriela Hearst space. Gucci already has a Dallas store at NorthPark Center, Suite 526, so the Village location adds a second Dallas option. It doesn't fill a gap in the city.
Bvlgari is the only one of the three expected to open this year. The jeweler is slated to open its only North Texas location at 44A Highland Park Village at the end of October. A state accessibility filing with the Texas Department of Licensing and Regulation for the Suite 44A project lists a construction start of May 4, 2026, and a completion date of November 2, 2026. Construction completion isn't the same milestone as opening day, so the end of October is still a projection. The filing plans for about six months of construction, compared with the more than 18 months between the Hermès announcement and its expected opening.
Here's where each announced brand stands as of the week of October 22, 2026.
| Brand | Location | Depends on | Announced timing |
|---|---|---|---|
| Bvlgari | 44A Highland Park Village | Nothing | End of October 2026 |
| Hermès | Former Ralph Lauren and Carolina Herrera spaces | Both brands relocating | Early 2027 |
| Louis Vuitton | 21 Highland Park Village | Hermès vacating | Not announced |
| Gucci | 100 Highland Park Village, Suite 105 | Nothing reported | Not announced |
What You Can Walk Into This Fall
While the big brands work through their build-outs, the Village calendar for the next two weeks runs on stores that are already open.
Partners Card starts Friday, October 23, and runs through Sunday, November 1. A $100 card gets 20% off at participating retailers across Dallas, including 24 stores at Highland Park Village. All of the purchase price goes to The Family Place, and Highland Park Village's event page says each card provides one night of safety for a survivor of family violence. The participating Village stores are:
- ALICE + OLIVIA, Brioni, Brunello Cucinelli, Cerón Highland Park, Deno's of Highland Park, Dr. Barbara Sturm
- FRAME, La DoubleJ, La Ligne, La Vie Style House, Lela Rose, Lele Sadoughi
- LoveShackFancy, MARKET, Material Good, Miron Crosby, Peeper's Eyewear, Peter Millar
- SIMKHAI, St. Michael's Woman's Exchange, The Conservatory, Tory Burch, TWP, Veronica Beard
Hermès, Louis Vuitton, Gucci and Bvlgari aren't on the list. Partners Card week covers the Village's established tenants, many of them smaller labels and local shops like Deno's of Highland Park and St. Michael's Woman's Exchange.
Bea Colette has a pop-up next to MARKET. The Dallas children's clothing brand opened its Village pop-up on October 3, held a grand-opening celebration on October 7 and plans to stay through mid-January, PaperCity reported. Founder Meghan Guffey told the magazine that getting the space felt like "Some things really do come full circle!" The Village directory lists the shop at 26C Highland Park Village. It's a short-term local lease that runs through the holiday season, right next to a row of international houses with build-outs that take years.
The Next Round Is Already Filed
The current moves aren't the last ones. In April 2026, The Dallas Morning News reported state filings for about $11 million in work at Highland Park Village: a project of about $6 million at D40 and a $5 million project at C34, both near Mockingbird Lane and Douglas Avenue, with work slated to begin this year. The filings didn't name future tenants or the scope of work, and the paper noted they were preliminary and subject to change.
The C34 and D40 projects are a separate track from the Hermès, Louis Vuitton, Gucci and Bvlgari moves. Taken together, the Village has construction underway or planned on the Mockingbird side while the Hermès and Louis Vuitton handoff runs into 2027. For anyone who drives Mockingbird and Preston every day, the Village is likely to keep changing well past this season.
Bvlgari is expected to open within days of Partners Card. Hermès follows in early 2027, and Louis Vuitton comes after Hermès hands over 21 Highland Park Village.
